About Pflugerville Foundations

We fix foundations in one town and the communities right around it. That focus is the whole idea — the soil here behaves in a specific way, and knowing it well beats covering more territory.

Our story

Built around one kind of soil, in one part of Texas.

Pflugerville Foundations exists because of a pattern anyone who works on homes here recognizes. Every summer the clay dries out and pulls away from slabs. Every wet spring it swells back. And every year a wave of homeowners discovers a crack over the back door and has no idea whether they are looking at a paint problem or a five-figure repair.

Most of them get the same experience: an inspection that is really a sales appointment, a quote with no measurements behind it, and a lot of pressure to decide today. We built this around doing the opposite — measure first, explain the numbers, and let the homeowner decide with the information in hand.

The work itself is not mysterious. Piers driven to refusal, careful lifts, crawl space repairs done in the right order, concrete lifted instead of replaced when lifting will do. What varies between contractors is whether anyone bothered to measure, and whether the plan matches what the measurements actually showed.

We stay concentrated on Pflugerville and the surrounding communities — Round Rock, Hutto, Manor, and north Austin — because a tight radius means faster response times and the kind of familiarity you only get from working the same ground repeatedly.

How we work

Six things we hold to on every job.

01

We measure before we recommend

Every visit starts with a floor elevation survey. Nobody on our crew quotes a repair off a walk-through and a look at a crack, because that is how homeowners end up buying work they did not need.

02

We say no when the answer is no

A real share of the homes we measure come back within normal tolerance. When that happens we tell you, explain what to watch for, and leave. No repair sold, no scare tactics on the way out the door.

03

The price is fixed and in writing

You get a pier layout drawing, a lift target, a restoration scope, and a number. Not a range, not an hourly rate, and no change orders invented halfway through the job.

04

We talk about the water

Piers stop the movement you already have. Drainage, gutters, grade, and tree roots decide whether it comes back. Any conversation about your foundation that skips that half is incomplete.

05

One number, a real person

You call, you get someone who works on foundations rather than a call center scheduler. Describe what you are seeing and you will get a useful answer before anyone schedules anything.

06

We stay close to home

Working the same soil in the same town over and over is how you learn which subdivisions move, which builders used what, and what to expect before you pull into the driveway.

What to expect

From your first call to your decision.

STEP 1

A call that is actually useful

Describe the cracks, the doors, when it started. You will get an honest read over the phone, including whether it sounds like something that can wait.

STEP 2

A free visit with real measurements

Elevation readings throughout the house, a look at the drainage and grade outside, and the crawl space if you have one. Usually about an hour.

STEP 3

The findings explained on site

We walk the readings with you and point at the wall they correspond to, so the recommendation makes sense rather than requiring trust.

STEP 4

A written plan, then your decision

Pier layout, price, timeline, and what is excluded. Take it to another contractor and compare — we would rather you feel certain than rushed.

Paperwork and warranties

What to ask any foundation contractor for

Foundation repair is one of the larger checks a homeowner writes, and the industry does not make it easy to compare offers. Ask every contractor you talk to — us included — for these, in writing, before you sign anything:

  • The floor elevation readings the repair plan is based on.
  • A drawing showing each pier location and the pier type at each one.
  • The lift target, in inches, and what happens if the house will not take it.
  • Exactly what the warranty covers, how long it lasts, and whether it transfers on sale.
  • What restoration is included, and what cosmetic work is explicitly excluded.

We go through all of that at the estimate rather than after. If something in our paperwork is unclear, ask — and if another contractor's paperwork is missing any of it, that gap tells you something useful.

Curious what any of it costs? The foundation repair cost guide lays out the ranges we actually work within, and the free inspection is the place most people start.
